2. Practical Usage & Discount Request

  • The 4-Person Private Room offers a limited usable area of 107.54 SF.
    • Maximum desk capacity: 4
    • Calculated fair price: 662.6 CAD/desk x 4 desks = 2650.4 CAD/month
    • Requested discount: 11% (Based on a comparison to the quoted price of $2979/month)
    • Should include an additional pass for one additional member to access the open area
  • For the 6-Person Private Room
    • Proposed maximum reasonable rate would be 662.6 CAD/desk x 6 desks = 3985.60 CAD/month.
    • Requested discount: Approximately 17.88% (Based on a comparison to the quoted price of $4853.50/month)
  • As these are internal rooms with no windows, a further discount is deemed justifiable.
    • Proposed: waive setup fee or reduce monthly fee to keep annual cost the same.
  • The service retainer is uncommon among other service firms. However, it may be acceptable if:
    • 5% can be credited towards lease cost savings, or
    • 20% of its equivalent amount of credits can be issued to our account.
  • If a window-sided room becomes available, we request the priority to move in. The price should be no more than our established benchmark of 662.6 CAD/person, ideally at a lower rate.
